Castle Stuart Golf Links, Hotel, Spa and Lodges
Information Sheet

* Project Scope: 425 acres to include an initial 18-hole championship links course (primarily pay-and-play), a 57 room small luxury hotel & spa, 148 'resort-ownership' lodges & apartments, and a second 18-hole seaside course.

* Project Timing: Links course opening scheduled for July 2009; hotel, spa & lodges to open within the following few years; apartment/second seaside course timing not yet determined

* Project Setting: Near Castle Stuart atop a 20-to-40 meter high raised beach with panoramic views of the Moray Firth including Kessock Bridge, Alturlie Point, Munlochy Bay, Chanonry Point/Lighthouse, Fort George, Ben Wyvis, and Castle Stuart itself.

* Castle Stuart Golf Links: Initial course a tribute to the rich heritage of links golf in Scotland; free-draining linksland soils, fine fescue turfgrasses, and a landscape
mosaic emphasising wispy sheep's fescue, mature gorse, broom and heather.

* Links Sea Aspect: The topography of the site steps back from the sea up and over an old sea cliff creating a step to an upper level sloped in its own right from east (40m) to west (20m); because of this tiered/sloped aspect, the Moray Firth and well-known landmarks figure prominently on every hole at Castle Stuart Golf Links; for fifteen holes the sea is directly in the golfer's line of play; the other three holes offer vistas of the firth and prominent landmarks although not directly on the line of play.

* Course Design: Mark Parsinen and Gil Hanse; wide fairways affording multiple lines of play, large green complexes characterised by simple yet dominating shapes, run of ball always a consideration, undulating terrain and angles of play key elements of course defence, a thinking man's golf experience with player length not an unmitigated advantage.

* Location: 6 miles east of Inverness toward Nairn; 5 minutes from Inverness airport.

* Course Yardage: 7000+, 6400, and 5200 yard alternatives available to visitors.

* Property History: Land bequeathed by Mary Queen of Scots to her half brother, the first Earl of Moray; Castle Stuart built circa 1625 and recently renovated to be run as an eight bedroom high-end B&B (the castle may well become affiliated with the project).

* Links Course Amenities: Full-amenity clubhouse, practice range, caddies.

* Climate: Microclimate characterized by less rainfall and more moderate temperatures than most of Scotland; 25-30 inches annual rainfall, twelve-month golf season.
